A private investor has closed the acquisition of the Room Mate Macarena hotel in Madrid from BNP Asset Management for an amount of 80 M€. The urban hotel asset thus passes into private hands in one of the capital's highest-demand areas.

Transaction details: total price, 80 M€ · price per room, 615,385 € · price per square meter, around 10,000 €/m² (on ~8,000 m² built) · 130 rooms.

Parties: buyer, a private investor · seller, BNP Asset Management.

History: prior records show a sale closed in December 2015, in which AXA Real Estate (now AXA REIM) acquired the property from Equity Inmuebles SL for 42 M€ (≈291,667 €/key across the 144 rooms it had at the time). AXA REIM was subsequently integrated into BNP Paribas Asset Management, explaining why the latter is the seller in the current transaction.

Analysis: the sale highlights the sustained interest of private capital in centrally located hotel assets in Madrid, placing Room Mate Macarena's valuation levels above 600,000 euros per key within its competitive segment in the Madrid market.
